The City of Sarasota has officially approved Administrative Site Plan Application No. 24-ASP-17, greenlighting one of the most significant redevelopment projects in the heart of the city’s downtown waterfront. The transformation of the Hyatt Regency Sarasota site at 1000 Boulevard of the Arts is set to bring a bold new vision to the Downtown Bayfront.
What’s Coming to the Site?
Filed by Travis Fledderman, P.E., of Stantec Consulting Services, Inc., on behalf of property owner John Harper of KT Sarasota Bay, LLC, the approved plan calls for the demolition of the existing hotel and the construction of two new 18-story towers rising above a shared podium structure. The redevelopment will introduce:
-
224 luxury condominium residences
-
174 high-end hotel rooms
-
A 6,610-square-foot ballroom for events and gatherings
-
8,130 square feet of commercial space for retail or dining
-
A total of 531 parking spaces, split between on-site and off-site provisions
Vehicular access to the property will continue from Boulevard of the Arts, maintaining the current traffic flow into the site. The project falls within the Downtown Bayfront zoning district, which supports higher-density development to enhance Sarasota’s urban core and waterfront experience.
What This Means for Sarasota
This long-anticipated redevelopment signals another leap forward for Sarasota’s ever-evolving skyline and luxury real estate market. Strategically located at the intersection of culture, the arts, and the waterfront, this project reflects a growing demand for elevated urban living with direct access to Sarasota Bay, cultural institutions like the Van Wezel, and the soon-to-be-completed Bay Park.
While the application does not include any attainable or workforce housing units, the scale and design of this project aim to attract a mix of affluent buyers and visitors, reinforcing Sarasota’s position as one of Florida’s premier destinations for upscale living and tourism.
Looking Ahead
As the city continues to undergo dynamic transformation, the redevelopment of the Hyatt property stands out as a landmark addition. The combination of residential, hotel, and commercial elements within a walkable, waterfront setting aligns with Sarasota’s vision for a vibrant and connected downtown.
Stay tuned for further updates as the project moves into the next phases of development and construction. With each new milestone, Sarasota inches closer to a more modern, cosmopolitan future—while still honoring the natural beauty and cultural charm that make it so unique.
